The 5 Biggest Mistakes I See Central Florida Homebuyers Make

After more than 400 transactions in Central Florida, I have seen the same mistakes show up again and again. Some of them cost buyers thousands of dollars. Others cost them months of stress. All of them are preventable.

Here are the five I see most often.

1. Shopping before getting pre-approved

I understand the excitement. You see a home online and you want to go see it immediately. But without a pre-approval, you do not know what you can actually afford, and you are not serious in the eyes of a seller.

A pre-approval takes a few hours. It protects you from falling in love with a home that is outside your budget, and it tells sellers you are a real buyer.

2. Focusing only on the listing price

The listing price is one number. It is not the number that matters most. What matters is your total monthly payment and your total cost of ownership.

Two homes listed at $450,000 can have very different monthly payments depending on the HOA fees, CDD fees, insurance costs, property taxes, and the interest rate on your loan. I always tell clients: let us look at the full picture before we get excited about a number.

3. Skipping the inspection or hiring the cheapest inspector

Central Florida has specific issues that an experienced inspector will catch: roof condition in our climate, foundation concerns in certain soil types, older HVAC systems, and signs of water intrusion.

A good inspection costs $400 to $600 and can save you from a $30,000 surprise after closing. Do not skip it, and do not cut corners here.

4. Not understanding builder incentives before signing

If you are buying new construction, builders will offer incentives that look generous on the surface. Rate buydowns, closing cost contributions, upgrade packages. But I want you to ask: where is the builder recovering this cost? Sometimes it is baked into the price. Sometimes it is in the financing terms. Sometimes the upgrades are marked up.

Before you get excited about a $30,000 incentive, let us look at the total deal.

5. Making decisions based on emotion instead of numbers

I get it. You walk into a home and it feels right. The kitchen is perfect, the yard is beautiful, and you can already picture your kids playing there.

But buying a home is one of the largest financial decisions you will ever make. The feeling matters, but the numbers have to work too. That is where I come in. I will help you balance both.
