Is It Actually a Good Time to Buy a Home in Central Florida?

Every week someone asks me: "Oscar, is now a good time to buy?"
I get it. It is a big decision, and the headlines do not make it easier. One week rates are up, the next week inventory is climbing, and your coworker says the market is about to crash.
Here is what I tell every client: stop asking whether it is a "good time" and start asking whether it is a good time for you.
The market does not care about your timeline. You should.
I have closed more than 400 transactions in Central Florida. Some of those clients bought when rates were at historic lows. Others bought when rates were at 7%. You know what they all have in common? They bought when it made sense for their financial situation, their family needs, and their long-term plans.
The "right time" is when:
- You have stable income and can comfortably afford the monthly payment
- You plan to stay in the home for at least 3 to 5 years
- You understand the full cost of ownership, not just the mortgage payment
- You have reserves for maintenance, insurance, and the unexpected
What I am actually seeing in Central Florida right now
The Central Florida market in 2026 is more balanced than it has been in years. Inventory is higher than the frenzy of 2021 and 2022, which means buyers have more options and more negotiating power.
Interest rates are what they are. I cannot predict where they go from here, and neither can anyone else. What I can tell you is that you can refinance a rate. You cannot go back in time and negotiate a purchase price you did not try for.
Prices in most Central Florida submarkets have held steady or continued to appreciate modestly. The areas with the most new construction, like Davenport and parts of Kissimmee, are seeing more price competition, which benefits buyers.
The question I would ask instead
Instead of "Is now a good time to buy?" I would ask: "Does this property make financial sense for my situation?"
That question changes everything. It moves you from guessing about the market to evaluating a specific opportunity.
