New Construction vs. Resale: Which Is the Better Deal Right Now?

New construction is everywhere in Central Florida. Kissimmee, St. Cloud, Davenport, Lake Nona. Builders are active and they are offering incentives to get deals done. But I want to make sure you understand what you are actually getting before you sign.
What new construction gives you
The appeal is obvious: a brand-new home with modern finishes, current building codes, a builder warranty, and no immediate maintenance concerns. You get to pick your floor plan, your lot, and your upgrades.
In Central Florida, new construction communities often come with resort-style amenities: pools, playgrounds, walking trails, and community centers. That lifestyle package is part of the value.
What builders are offering right now
Builder incentives in Central Florida range from $10,000 to $40,000 or more. These come in different forms: interest rate buydowns, closing cost contributions, upgrade packages, and lot premium waivers.
Here is what I want you to understand: an incentive is only valuable if it saves you money you would have otherwise spent. If a builder is offering $30,000 in upgrades, but the base price is $20,000 higher than comparable resale homes, you are not saving anything.
What resale gives you
Resale homes are established. The neighborhood is built out, so you know exactly what you are getting. Landscaping is mature. The HOA track record is visible. And in many cases, resale homes are priced more competitively because sellers are more motivated than builders.
In established neighborhoods like those in Dr. Phillips, Waterford Lakes, or Hunter's Creek, you are buying into a proven community with visible home values and neighborhood stability.
The question I would ask
I would not ask which is better in general. I would ask which is better for this specific deal. Let us compare the total cost of ownership: purchase price, incentives, monthly fees, insurance, property taxes, and the first five years of maintenance.
When you see those numbers side by side, the answer usually becomes clear.
