The Real Cost of Owning a Home in Florida

When people think about buying a home, they focus on the mortgage payment. That is understandable, but it is only part of the picture. In Florida, the full cost of homeownership can look very different from what you expect.

Here is what you need to budget for.

Property taxes

Florida property taxes vary by county and municipality. In Orange County, the average effective tax rate is roughly 0.9% to 1.1% of assessed value. In Osceola County, it can be slightly higher. On a $400,000 home, that is approximately $3,600 to $4,400 per year, or $300 to $365 per month.

Homestead exemption can reduce your taxable value by up to $50,000, which saves you money, but only if the home is your primary residence.

Homeowners insurance

This is the line item that surprises most buyers. Florida homeowners insurance has increased significantly in recent years. For a typical Central Florida home, annual premiums can range from $2,500 to $6,000 or more, depending on the age of the home, construction type, location, and coverage level.

In some areas, particularly flood zones, you may also need separate flood insurance, which adds another $500 to $2,000 per year.

HOA and CDD fees

If you buy in a community with a homeowners association, expect monthly fees between $100 and $500, depending on the community amenities. Some communities also have CDD fees, which are special assessments that can add $100 to $400 per month to your costs.

I always tell clients: these fees are part of your housing cost, not separate from it.

Maintenance and repairs

The general rule is to budget 1% to 2% of your home's value per year for maintenance. In Florida, that includes HVAC servicing (critical in our climate), pest control, pool maintenance if applicable, and occasional roof or exterior repairs.

A new roof in Florida can cost $15,000 to $30,000. An HVAC replacement runs $8,000 to $15,000. These are not emergencies. They are expected costs that come with ownership.

The total picture

On a $400,000 home, your total monthly housing cost might look like this:

  • Mortgage (principal and interest): $2,200
  • Property taxes: $320
  • Homeowners insurance: $350
  • HOA fees: $180
  • Maintenance reserve: $300
  • Total: approximately $3,350 per month

That is the number I want you to understand before you buy. Not because it should scare you, but because it should prepare you.
